Siding that is cracking or pulling away from the house is usually one of three things: fasteners that were driven too tight or too loose, panels that were cut without room to expand in our summers and contract in our winters, or water getting behind the wall. The first two are repairable. The third needs the wall opened before anyone talks about new siding.
Vinyl and composite siding move with temperature. A panel nailed tight to the sheathing has nowhere to go, so it buckles in July and cracks in January. Panels cut too short at the trim pull out of the J channel and look like they are peeling off the house. Both are installation faults and both are fixed by refastening or replacing the affected courses, not the whole wall.
Water is the one that matters. Siding that bows outward along with soft trim, staining below windows, or a wavy line across a wall means the sheathing behind it is wet. We pull a panel, check the housewrap and flashing, and only then say repair or replace.
Panel repairs on one elevation usually run a few hundred to about $1,500 depending on how much matching material is involved. Full replacement is priced per square with local ranges on our siding cost pages. If the wall is wet, the sheathing and wrap are replaced first and the siding price sits on top of that.
